Industrial units in Tamil Nadu SIDCO estate functioning without patta
Chennai, Feb 27 (KNN) Industrial units in Tamil Nadu Small Industries Development Corporation (TANSIDCO) estate are functioning without patta, which is an essential document for obtaining loans as the banks demand only patta to sanction the loans.
Patta is a record, which is maintained by Government of Tamil Nadu. This government record contains details related to ownership of land, the total area of land, location of the land and all details of land survey.
This Patta document is essential when someone makes a deal in land or as a verification document for government bodies, in the state. Any one making a purchase of any property in Tamil Nadu, must verify the Patta documents first. This verification of Patta document ensures that the property in transaction is being purchased from the rightful and the legal owner only.
As per the information provided by the President of Industrial Estate Manufacturers Association, K V Kanakabaram, more than 300 industrial units in SIDCO land at Guindy are functioning without patta as the district administration is allegedly delaying in changing the classification of the land from government ‘poromboke’ to industrial estate.
He mentioned that pattas were not given despite the Revenue secretary R Venkatesan writing to the Commissioner of Land Administration on May 8, 2015 to give instructions to the district collector under whose jurisdiction the industrial estate comes for changing the classification of land.
With regard to this, when KNN India spoke to EX-President of Tamil Nadu Small and Tiny Industries Association (TANSTIA), C. Babu, he said that this is not only the problem of Guindy industrial estate, entire TNSIDCO estate entrepreneurs have been facing the same problem from past many years.
Nearly 40 to 50 years old estate are functioning without patta which is a matter of concern, as the government authorities ask for patta as a document for verification before giving loans, he added. (KNN/YV)
