Noida Authority Cuts Industrial Plot Transfer Charges To 7% From 10%
Lucknow, Oct 29 (KNN) The Noida Authority has cut transfer charges on operational industrial plots to 7 per cent from 10 per cent to promote investment, business restructuring and new investor participation.
The board approved the amendment to the Unified Regulations-2025 at its 224th meeting on Wednesday in Sector 96, Noida. The revised rate remains above the earlier 4 per cent charge.
The meeting was chaired by Infrastructure and Industrial Development Commissioner Deepak Kumar, with CEO Krishna Karunesh presenting 20 agenda items, 11 of which were approved.
Joint Committee Recommends Changes
The amendments follow industry concerns over transfer charges, construction deadlines, extension fees and shareholding procedures raised by Noida Entrepreneurs Association representative Vipin Kumar Malhan.
A joint committee of the Noida, Greater Noida and Yamuna Expressway authorities was formed at the September 5, 2026, board meeting.
It recommended changes on October 23, which the board subsequently approved. Existing fee calculation rules and outstanding payment requirements will remain unchanged.
Construction Deadline Extensions Revised
Noida Authority CEO Krishna Karunesh said the board had relaxed construction and production commencement timelines for industrial plots. The initial completion period remains three years for plots up to 20,000 square metres and five years for larger plots.
Extensions of up to three years can be granted in one-year increments, with charges set at 3 per cent, 5 per cent and 7 per cent of the plot value for the first, second and third years, respectively. Partial-year delays will attract proportionate charges.
Late Fee For Shareholding Changes Reduced
The board cut the penalty for delayed reporting of shareholding changes to Rs 300 per day from Rs 500.
It also simplified the conversion of private limited companies into LLPs, allowing record updates through a declaration deed when all shareholders become partners in the same ownership proportions, with no change in ownership or control.
Transfer Charge Exemptions Expanded
The exemption from share transfer charges will be extended to transfers from parents-in-law to daughters-in-law, alongside other eligible family relationships.
The amendments will apply to pending and new applications from the date of the office order, but fees already paid under previous approvals will not be refunded or adjusted.
